Signs your line is failing

Trouble you can see, from pipe you can’t.

Sewer lines in older homes are often clay or cast iron, and tree roots, settling and age crack them. Water service lines from the street can be old copper, galvanized or lead, and they lose pressure or start leaking underground.

We confirm the problem before recommending a dig. For a sewer repair we provide a camera inspection and locate the line to determine the precise location and depth.  You get a report showing what we saw.

  • Floor drain backs up more than once→Sewer line blockage or collapse
  • Roots cleared, then back within months→Cracked or offset sewer pipe
  • Low pressure everywhere→Undersized or failing water service
  • Wet patch on the lawn or basement floor→Leaking water service line

What’s in the price

Included

  • Plumbing permit and inspection
  • Excavation from the house to the property line
  • New pipe, fittings and connection at the house
  • New piping inside the house: to the water meter for a water service, and to just inside the house for a sewer
  • Concrete rough-patched where we open the floor
  • Backfill and rough grade

What isn’t

Some things are outside our price, and we say so up front.

Work on the city side of the property line is the municipality’s. Our price does not include:

  • Sod or any landscaping
  • Tree trimming or tree removal
  • Removing or repairing steps, walkways or driveways
  • Finishing concrete inside (self-levelling) and floor coverings. We rough-patch the concrete; the finish is done by others.

Replacing the sewer and the water service at the same time shares one trench, and the combined price is around $15,000 plus HST.

Digging for a sewer? We recommend using the open trench to upgrade your water service to 1 inch, from the curb stop to the house.

Questions we get asked

Sewer and water line FAQ

How much does sewer line replacement cost?

Most are $10,000 to $12,000 plus HST from the house to the property line. Depth, length and obstacles move the price.

How much does it cost to replace a water service line?

Usually $8,000 to $10,000 plus HST from the house to the property line.

How much does it cost to replace the sewer and the water line together?

Around $15,000 plus HST for both in one trench. If we are digging for a sewer, we recommend upgrading the water service to 1 inch from the curb stop to the house while the trench is open.

Do I need a permit?

Yes. We apply for it, and the municipality inspects the new pipe before the trench is filled.

Who fixes the pipe on the city side?

The municipality owns the line past your property line. We tell you if the problem is on their side.

Can you fix a water line under my basement floor?

Yes. We locate the leak, open only the concrete needed, replace the line and pressure test it.

Will my yard be dug up?

The trench is open for the work and filled after inspection.  Many sewers and water lines are 6-8 feet below grade.  When digging a trench 8 feet deep, it requires 8 feet horizontally of cut back to make it safe to enter.  This means a lot of lawn is excavated.  Trees, shrubs, walkways or driveways and landscaping can be negatively affected.
